Keys Palms RV Resort Key Largo Preps for Opening

The upscale recreational vehicle park Keys Palms RV Resort in Key Largo is now pointed toward an August opening, owner Raul Medina said. “We’re almost completely booked for the winter season and that’s not even having an online reservation system,” Medina told The Real Deal. The park had been slated for an opening in fall 2015, Medina had told TRD last summer. But minor changes to the site plan combined with the slow process of inspections and permitting set the project back, he said. Among those minor changes was a switch from cement RV pads to pavers as well as enhancements to the property’s landscaping.

The 2.7-acre Keys Palms lot abuts Florida Bay at 104180 Overseas Highway in Key Largo. It contains 30 pads, including five along the water, plans show. A reception building and a smaller poolside building have been constructed. Once inspections are complete, Keys Palms must put the finishing touches on the pool. The sign for the RV park is also expected to go up in the next two weeks. “In two months we’re ready to go,” Medina said.  “We need to be open by the winter time and what we want to do is open in the late summer so that we can get any kinks out.”

For more than a decade the Keys Palms site has been the second largest cleared but unoccupied waterfront property in Key Largo. The largest had been Rowell’s marina site, which opened as Rowell’s Waterfront Park on Memorial Day weekend. Medina Land Holdings 4, LLC purchased the property for $2.5 million in 2012 from a Capital Bank holding company. The mile marker 104.1 site is best known in Key Largo as the former home of Hobo’s Marina, which was closed in 2005 to make way for a planned hotel condominium project. However, the project failed amid the real estate collapse of 2006 and 2007.

Keys Palms is the first development for Medina. He said RV pads would rent for between $700 and $900 per week in the summer and $800 and $1,100 during the winter.
